Why rats and mice spread so fast in Passaic

Passaic is one of the most densely built cities in New Jersey. Houses sit a few feet apart, back yards touch, and many blocks are lined with two- and three-family homes and brick apartment buildings. That is great for neighbors and hard on rodent control: when one yard or one basement has rats, the next one usually does too.

A few things make Passaic different from the suburbs around it:

  • Shared walls and connected basements. Mice don't care whose unit they're in. They move through pipe chases, ceilings and old basement walls.
  • Lots of food in a small area. Main Avenue and the side streets are full of bakeries, restaurants, groceries and produce stands. Deliveries, back doors and dumpsters feed rats every night.
  • The river. The city runs along the Passaic River. Heavy rain floods low burrows and pushes rats uphill toward garages, basements and yards.
  • Older buildings. Stone and brick foundations, old coal chutes, cracked sidewalks against the wall and gaps where new utility lines were run all give rodents a way in.

That is why a one-house approach often fails here. We look at your building and what's around it — the alley, the trash area, the neighbor's fence line — and plan from there.

What we find in Passaic buildings

These are the three things we photograph most often on Passaic rodent jobs:

Rat droppings on a concrete floor
Basements & garages

Rat droppings

  • Blunt, about the size of a raisin or larger
  • Along walls, behind boilers and storage
  • Fresh ones are dark and soft

Rat droppings in a basement or garage tell us rats are living close — under the slab, in the yard or next door. We match the droppings to the burrows outside to find the route.

Rodent droppings near a gap where pipes enter a wall
Entry points

Gaps where pipes come in

  • Gas, water and cable lines through the wall
  • Old openings left after repairs
  • Grease or rub marks around the hole

Most mice get into Passaic homes where a pipe or wire passes through the foundation or a wall. These holes are small and easy to miss, and they're the first thing we seal.

Rodent nest made of shredded paper and insulation
Ceilings & walls

Nests

  • Shredded paper, fabric and insulation
  • Behind stoves, in drop ceilings, in the attic
  • Often near warm pipes

A nest means they are breeding inside, not just passing through. Mice can have several litters a year, so a nest changes the plan from a few traps to a full treatment.

Where rodents travel in each kind of Passaic building

BuildingHow they usually get inWhat we focus on
Two- and three-family houseFoundation gaps, basement windows, back steps, detached garageBasement and utility lines first, then each unit's kitchen
Brick apartment buildingTrash room, boiler room, pipe chases between floorsCommon areas, compactor or trash room, and the units with activity
Storefront with apartments aboveBack door, delivery area, gaps under the floorThe business and the residential floors as one building

Restaurant or bakeryBack door, drains, dumpster area, deliveriesKitchen, storage, doors and outside stations

Not sure what you're hearing? See the attic noises guide — sometimes it's squirrels, not rats.

Two-families and apartment buildings: treat the building, not one apartment

The most common call we get from Passaic is some version of: "We set traps, they stopped for a week, now they're back." In a multi-family house that usually means the mice are living somewhere else in the building — the basement, the wall between units, the downstairs neighbor's kitchen — and only visiting yours.

What works better:

  • Start in the basement. Most mice and rats enter low and move up along pipes. Sealing at the foundation helps every unit at once.
  • Check every unit with activity, not only the one that called.
  • Look at the trash area. Bags left on the ground, broken can lids and a spot where people drop garbage after pickup day keep feeding the problem.
  • Follow up. Activity should drop quickly. If it doesn't, there's still an opening we haven't found.

Tenants: tell your landlord or super in writing, with photos and dates. Owners: we can work with you on a whole-building plan. Our landlord and tenant guide explains the basics — rules can differ by building type and town, so check with Passaic's code enforcement or the NJ Department of Community Affairs if you have a dispute. Owners of larger buildings can see our apartment building programs.

Our rodent plan for Passaic properties

1

Inspection

Basement, kitchen, utility lines, attic or top-floor ceiling, the yard, fence lines, garage and the trash area. We show you droppings, burrows and holes as we find them.

2

Removal

Traps inside, placed where kids and pets can't reach them. Locked, tamper-resistant bait stations outside where they make sense — never loose poison.

3

Sealing

Pipe and wire gaps, door bottoms, foundation cracks, vents and basement windows closed with materials rodents can't chew through.

4

Follow-up

We come back to check, move traps and seal anything new. Mouse service includes 90 days of coverage with unlimited free service calls.

More about sealing: rodent proofing and exclusion.

Main Avenue bakeries, restaurants and shops

Passaic's commercial streets are busy from early morning to late at night. Bakeries start before sunrise, restaurants close late, and produce and grocery deliveries come and go all day. Every one of those doors is a chance for a mouse to walk in, and every dumpster is dinner for rats.

For food businesses we set up scheduled service around your hours:

  • Monitors and traps at back doors, storage rooms, under prep tables and near flour and dry goods.
  • Locked exterior stations along the back of the building and near the dumpster.
  • Door sweeps, gaps under counters and holes behind equipment sealed.
  • A written record of every visit, ready when an inspector or landlord asks.

New Jersey health inspections end with a placard: Satisfactory, Conditionally Satisfactory or Unsatisfactory. Rodent droppings are one of the fastest ways to lose a Satisfactory rating. If an inspection is coming up or you just failed one, call or text 973-510-2585 — same-day visits are often available. See also restaurant pest control and commercial pest control.

Small yards, big rat problems: four fixes that help

🗑️

Lids on every can

Use hard cans with tight lids, and don't leave bags on the ground next to them. Rats chew through plastic bags in minutes.

🐦

No food on the ground

Bird seed, pet food and food scraps left out for cats feed rats too. Feed pets inside.

🧱

Clear the clutter

Piles of wood, old furniture and boxes along the fence give rats cover. Keep things off the ground and away from the house.

🚿

Fix leaks and drains

Rats need water. Dripping hose bibs, broken downspouts and standing water near the foundation help them.

Burrows along a shared fence? Talk to your neighbor — treating only one side of the fence rarely solves it.

Rat & Mouse Questions from Passaic

Why can't I get rid of mice in my Passaic apartment?

In multi-family buildings mice often live in the basement or in a neighbor's unit and travel through walls and pipes. Traps in one apartment catch a few, but the problem stops only when the building's entry points are sealed.

Are the rats coming from the river?

Sometimes. Heavy rain floods burrows in low ground, and rats move toward drier yards, garages and basements. More often they're living close by and feeding on trash.

Who pays for rodent control, the landlord or the tenant?

It depends on the building, the lease and local rules, which can change. Check with Passaic code enforcement or the NJ Department of Community Affairs, and see our landlord and tenant guide for the basics.

Can you treat the whole building?

Yes. We work with owners on two-families, three-families and apartment buildings, starting in the basement and common areas.

Do you put poison inside the apartment?

Inside we use traps placed where children and pets can't reach them. Locked, tamper-resistant bait stations go outside where they make sense.

Is there a warranty for mice?

Mouse service includes 90 days of coverage with unlimited free service calls during that time.

Can you come before or after business hours?

Yes. For bakeries, restaurants and stores we schedule around your hours and keep a written record of each visit.

How quickly can you get to Passaic?

We're right across the river in Garfield, so same-day visits are often available.

Are you licensed?

Yes. NJ License 90568B, with over 15 years of experience and 4.9 stars on Google.
